What You'll DoAt HELP USA, we take great pride in providing our residents with a clean and well-maintained living space. We can only do this with a great maintenance team. As Maintenance Manager, you'll oversee maintenance for one of our large, complex affordable housing communities, ensuring that all work is completed in a timely manner according to operating and safety standards and that all areas are Neat, Clean, and Working at all times.You'll supervise the on-site maintenance team, coordinate with and oversee vendors, manage projects, and ensure compliance with the maintenance budget.Your responsibilities will include: Partnering with Property Manager and other team members to ensure efficient operation of the community, control expenses, and improve resident satisfaction. Diagnosing and overseeing repair of problems such as HVAC, boilers, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, masonry, painting, waste management systems, etc. Assigning and managing work orders, turns, requests for maintenance and repairs, preventive maintenance, recurring tasks, etc. Overseeing all purchasing activities for the community including inventory management, competitive bidding for goods and services, purchase order creation and approval, and invoice review and approval. Participating in development of annual maintenance operating budget and five-year capital expenditure plan. Managing site HR matters including recruiting, scheduling, performance evaluations, training and development, and disciplinary actions.You're a great fit for this role if you have: 5+ years of experience in maintenance/building trades, such as electrical, plumbing, HVAC, boilers, carpentry, sheetrock, tile, etc. 3+ years of building maintenance experience in multi-family property management, including supervisory experience. Valid US Driver's license. Ability to use general maintenance tools, supplies, and equipment such as hand tools, power tools, pressure washers, blowers, painting equipment, chemicals, snow and ice removal equipment, refrigerant tools and recovery equipment, landscaping equipment, etc. Ability to lift and move 60 pounds, work in confined spaces, and work at heights over 8 feet. Ability to read and write English and communicate effectively in writing and orally. Ability to do basic calculations and analysis such as estimation and calculation of averages and percentages.It would be helpful (but not required) if you have: High School diploma or equivalent.
